Jeff Coga, your not so typical 26 year old visionary entrepreneur, real estate investor, social media king, and writer of the acclaimed news letter “Coganomics – Dumbing Down Complicated Hard $h*t”   is taking a new approach with his new book (or possibly a coaching and/or home-study course).  He’s releasing, The Vindication: Confessions of a Real Estate Investor, online — for free. And he’s inviting readers to participate in the writing process.

The Vindication: Confessions of a Real Estate Investor, will be an interactive project in which Coga will not only offer his written ‘draft’ chapters/modules online, but invite feedback, commentary and questions from readers across the globe via www.thevindication.com.

Reader feedback will then be incorporated into the book as it is written and released, chapter by chapter, on the Internet.

This bold and unique approach will enable the millions of people around the world who have ever wanted to invest in real estate to learn the true principles to making money now  in this down economy –  Engage directly with Coga and literally help him shape his new book as it is being written.

About the Book

The Vindication: Confessions of a Real Estate Investor will share Coga’s view of different real estate investing strategies, interviews from my top coaches/mentors and explore why people are now finding themselves on information overload and why that sets them up for failure. Coga will not only provide people with solutions to their financial problems, but hear his real horror and success stories since 2004 that he documented in his journal. The Vindication: Confessions of a Real Estate Investor will reveal the #1 reason why so many investors fail and why the worst of times is actually an opportunity in the making, and a chance for people to invest in their financial education.

I was recently asked from a friend of mine – “How the F*ck did you get the idea to do this?”

Since 2004 at age 19 when I bought my first investment property, I’ve documented all of my transactions in a journal. This journal consist of my pain, the hustle, the joy, the tears, the bull shit, and how I generated hundreds of  thousands of dollars investing in real estate.

When the real estate market “shifted” I lost everything.  I was near bankruptcy and had ridiculous amount of debt.  Luckily with the little money I did have, I invested in my education.  I searched for the top educators and investors all across the country.  I found many who claimed to be expert guru’s  but ended up selling me strategies that worked in the “good-old-days”.

My life changed when I was blessed by running into other investors and go getters that had the same vision to make it happen in this down economy.

The answer? A quorum… a mastermind group that changed my life forever.

I got the idea for the book after a I spoke at the local real estate investment club (my first official speaking engagement).   What I shared at the event… I always thought it wasn’t a “big deal”, in reality it was something I was somewhat embraced to share. I shared a story of how I blew a $75,000.00 profit on a short sale flip because of one word… “greed”.  When I shared this story I had such an overwhelming feed back from the people at the event.  They blew my cell phone and email up asking me if I was willing to share other “battle stories”.

But this one super old guy (Yes, I’m bad with names) told me…

“How you teach real estate investing is super easy. You break it down so simple that I took what you told me at the last event and I did my first deal wholesaling making $3,500.  Only reason I made that check was because of your horror story you told at the event. Jeff you know the problem about real estate investing and ALL of the other “guru” stuff is this… they don’t tell you what to do when $hit doesn’t go as planned like the way the “guru” teaches.  That’s why you HAVE to share  to the world your story.”

I’ve always had a passion to teach but being in the business made it difficult to “teach” or even come up with a “course” like a guru because I’m in the trenches every day (I make far more money doing “deals”)

Because of this… I had an idea.

Why not release pages of my journal aka “battle stories” aka “confessions” to the world….

And ask… “what people like”.

This is my attempt to use social media and the power of the internet to leverage my idea to create this project that has never been done before, The Vindication: Confessions of a Real Estate Investor…
